As one of the most historic and beloved hotels in Kennebunkport, Maine, The Breakwater Inn & Spa blends the timeless romance and warmth of an intimate waterfront bed and breakfast with just the right touch of contemporary luxury and comfort. The Inn was built over 150 years ago and continues to meet the needs of Kennebunkport vacationers with refined service and gracious hospitality.
Accommodations are available in both the Inn and Spa Buildings. Befitting a historic property, each of our rooms features a distinct design and décor that summons the feel of a 19th century New England seaside inn. Inn Rooms, situated in the original Inn Building built in the 1880’s, offer classic warmth and elegance, while our newer Spa Building Rooms and Suite showcase a more contemporary style just steps from the inviting Spa at The Breakwater Inn. Guests seeking an additional measure of privacy and space are welcome to book our Waterside Cottage, a tucked away luxury cottage with wonderful views of the yachts and boats gliding along the Kennebunk River.
While at the Inn, guests are welcome to enjoy our array of amenities, from the Breakwater Spa and renowned Stripers Waterside Restaurant to a state-of-the-art fitness studio, complimentary bikes and canoes and free Wi-Fi Internet.
Please note that as our inn is located in a historical building so there is no elevator and some rooms may require a number of steps. Please inquire directly with us if this is a concern.
Inn Building Rooms
Designed and decorated to celebrate the nautical heritage of Kennebunkport, our Inn Rooms feature beautiful furniture and furnishings, soothing color palettes and classically styled fabrics.

For guests seeking an additional measure of privacy and space, our generously proportioned, one-bedroom Waterside Cottage features a King master bedroom and living room with views of the yachts and boats cruising on the Kennebunk River.
At the end of your day exploring the shops and attractions of Kennebunkport, relax in the deluxe bathroom with whirlpool tub. Although you can dine at Stripers Seafood Restaurant, a fully equipped kitchen with refrigerator, dishwasher and oven is incorporated within the cottage. A 50-inch, plasma, cable TV and DVD player are also available.
In-room heat and air conditioning ensures your comfort in any season and high speed wireless Internet keeps you connected throughout your stay. Daily housekeeping service is also included in the rate.
